Overlake Overhaul
Borden Farm
The original existing tile, carpet, fixtures, cabinetry, and countertops were removed and replaced with ‘farmhouse chic’-type flavour.
And though the combination of the ‘Cloudburst’ gray cabinets, Carrara Marmi quartz countertops, white subway backsplash tile with contrasting dark grey grout, stainless steel/brushed appliances, and repainted fireplace brick make it aesthetically pleasing and more contemporary, the decision to install hardwood flooring throughout so as to run into existing adjacent rooms, and finish with a ‘Weathered Oak’ stain warms the entire open-concept three-room area fully demonstrating what it means to have a truly transitional space – each area invites you to the next. Even though the rooms are defined, they do not feel confined.
The homeowner loved the combination of the natural stone and wood elements in order to achieve the desired outcome.
The existing family room sunken floor area was raised (with existing ornate oak railings and spindles removed) so as to make the same level as the adjacent breakfast/kitchen area also contributing to a successful connection of spaces.
The addition of desk/cabinetry in the breakfast area and four additional seats along the kitchen peninsula’s new countertop overhang mean that there is added function to the aesthetic.
Baking and cooking can take place while homework is supervised / guests are entertained while at the same time separate conversations can be had by other guests without causing interruption.
This was the homeowner’s ultimate request – functionality in the ‘daily grind’ but flexibility to comfortably facilitate large gatherings of family and friends.
In the past, such events were stressful or not feasible but now the creation of the new space makes for infinite possibilities and a significant improvement in mental health.
Challenges addressed: The homeowner and their family were displaced for a few months while the renovation took place. Though their temporary accommodations were with close relatives, a couple months into the project, patience started to show signs of wear. However, certain site conditions caused delays which meant disappointment and frustration to all parties involved as temporary accommodations would have to be extended. The most successful strategy in overcoming this challenge was timely, clear, and honest communication. By being absolutely transparent in where things were in the schedule, in our intentions, and by providing constant real-time updates, there was a noticeable calm – any potential friction was automatically diffused by solid communication.
