The homeowners’ kitchen and family room requirements are met: they have an unobstructed view from the kitchen into the family room.
The kitchen is exactly what the homeowners described in our initial meeting and their concept was executed.
The large windows introduced into the family room allow more natural light into the home which previously was served by smaller, older window styles.
The family room serves as the transition room before entering the kitchen area which keeps the kitchen uncluttered.
The roof line was designed to minimize the potential water discharge onto the neighbour’s property.
The wall adjacent to the neighbour’s rear porch was constructed with fire-resistant materials but virtually undetectable to anyone not familiar with the project.
The colour selection for the exterior wall cladding materials was intentionally selected to contrast with the red brick.
The homeowner’s overall goal was to increase floor space on their ground floor – and it was achieved.
The layout – kitchen, dining room and family room – provide the proper amount of open-concept for this era of home.
The existing front living room was not part of this project. It is to remain the more formal part of the home.
The family room is the warm and inviting congregating place for the homeowners with their children.
The open concept space achieved the objective of the children being in proximity while meals are being prepared, homework is being completed or a board game is in full force.
Challenges addressed: The site did not lend itself well to having any sort of machinery enter the rear yard therefore a significant amount of extra labour was required for each function. The existing wall assemblies had been modified over the past 90-100 years and we uncovered framing irregularities once the framing had been exposed. The neighbour’s rear porch was in extremely poor condition and any work on our side caused it minor problems – which we fixed. The firerated wall was somewhat difficult to install due to the height requirement and the inability to work from the neighbour’s side. Each item was addressed and the project completed as promised to the homeowners.
